  • Liability Coverage vs. Renters Insurance: What’s Required?

    Per the lease agreement, renters are required to maintain renters insurance with a minimum of $100,000 in liability coverage  for damage to the landlord’s property. Prior to move-in, please provide a copy of your renters insurance policy showing the names of the insured, the policy expiration date, and the coverage amount.


    Tenants are responsible for maintaining renters insurance and providing proof of coverage throughout the duration of the tenancy. If proof of coverage is not provided, you will automatically be enrolled in our $14/month Liability to Landlord insurance program.


    Please note: The $14/month Liability to Landlord policy does not cover your personal belongings. It only provides liability coverage to the landlord.

  • Ready to Tour? Here’s How Showings Work

    We do not require an application before scheduling a showing. Our property management team typically shows rentals during business hours (Monday–Friday, 8:00 AM–5:00 PM). Occasionally, depending on workload and manager availability, we may be able to accommodate after-hours showings.


    If a scheduled showing is missed without notice, we will not schedule another showing unless an approved application is on file. We kindly ask that you notify us in advance if you are unable to make your scheduled showing.

  • Want to Add a Roommate? No Problem!

    Step 1: Contact our office to confirm the unit isn’t at maximum occupancy (this is uncommon) and provide the name of the new roommate so we can watch for their application.


    Step 2: The new tenant completes a generic Application to Rent on our website. Once approved, an Addendum will be uploaded to the tenant portal for all existing tenants (and co-signers, if applicable) to sign, officially adding the new person to the lease.


    A $50 administrative fee will be applied once the Addendum is uploaded. The new roommate will also receive a copy of the original lease and move-in condition form.


    Please note: We do not split rent among roommates. All tenants on the lease are equally responsible for the full month’s rent, and we do not mediate roommate disputes or handle rent splitting.

  • Roommate Moving Out? Here’s What to Do

    Have a roommate moving out? No problem. We can upload an Addendum to the tenant portal to remove the roommate from the lease.


    A $50 administrative fee will apply (this fee is waived if the removal occurs during a lease renewal). All current tenants and co-signers, if applicable, must sign the addendum in order for the roommate to be officially removed from the lease.


    Please note: the remaining tenant(s) must provide proof that they can financially qualify for the rental on their own and must also be in good standing with the management company. If these requirements are not met, we will not approve the removal of a roommate or co-signer from the lease.


    Security Deposit Policy:

    Any security deposit held will only be refunded when all residents vacate the unit. We do not partially refund or distribute security deposits when one roommate moves out.


    If one roommate paid a portion of the security deposit, any reimbursement must be handled directly between the roommates. Our office does not get involved in roommate or payment disputes.

  • Life Happens: Need to Break Your Lease?

    Life happens, and sometimes plans change. If you need to break your lease, the first step is to submit your request to our office in writing. Having everything in writing is best practice for both you and our team and helps ensure everything is properly documented.


    In your request, please include a firm move-out date so we can begin marketing the unit and planning accordingly.


    There are two parts to breaking a lease:


    Lease Break Fee – A lease break fee will be charged (please contact our office for the exact amount). 


    Ongoing Rent Responsibility – You will remain responsible for rent and utilities until the lease expiration date or until a new tenant moves in, whichever occurs first.


    Once we receive your written notice, we will begin the process of marketing the unit and working to find a replacement tenant.

  • Pet, Service Animal & ESA Approval Guidelines

    Have a pet, service animal, or emotional support animal? Here’s what we need:


    Some property owners do not allow pets. However, if you have a service animal or emotional support animal (ESA), we will review your request in accordance with Washington Fair Housing laws.


    To request an accommodation for an assistance animal, the resident must provide documentation from a qualified healthcare provider that:

    • Confirms the resident has a disability
    • States that the assistance animal is necessary for the resident to have an equal opportunity to use and enjoy the dwelling
    • Describes how the animal assists with or alleviates the effects of the disability

    The landlord may request reasonable documentation only as necessary to evaluate the accommodation request. The landlord cannot require detailed medical records, a specific diagnosis, or specialized certification/registration for the animal.


    The healthcare provider’s name and contact information must be included so we can verify the provider.


    For Pets (Non-ESA/Service Animals):


    If the animal is a pet, please contact us before applying (or before obtaining the pet if you are a current resident) with the following information:

    • Approximate age
    • Breed
    • Size/weight

    Once we have this information, we can confirm whether the pet is eligible and provide details regarding the pet deposit and monthly pet rent.


    If you are planning to get a new pet, please also provide the date you expect to bring the pet home. If the pet is brought home mid-month, pet rent will be prorated in the first month. The Pet deposit and pet fee must be paid within 24 hours of bringing the pet home.


    Pet Insurance Requirement:

    All approved pets must have pet liability insurance with a minimum of $300,000 in coverage for potential pet-related damage or injuries, and proof of coverage must be provided.
