We offer tenant placement and screening services for independent landlords. We’ll market your vacancy, review applications, verify income and employment, and conduct credit and background checks, along with reviewing rental history and other relevant information.

Once screening is complete, we’ll send you the applicant information so you can make the final decision.

We provide monthly owner statements outlining your property's income and expenses, so you can keep track of your investment. Statements help you see rent collected, maintenance expenses, management fees, and other transactions associated with your property.

We use AppFolio’s marketing platform to advertise available rentals across multiple online listing sites, including popular rental websites like Zillow and Apartments.com. Rather than posting each vacancy individually, AppFolio allows us to distribute listings through one centralized platform, helping your property reach a wider audience.

We also promote vacancies on Facebook, giving your rental additional exposure through social media. We’re always open to exploring other advertising platforms and opportunities that may help attract qualified applicants.

Property Inspections

Depending on the management package you choose, we offer property inspections at various stages, including pre-move-in, during tenancy, and at move-out.

During inspections, we look for maintenance concerns, potential issues, and anything that may need attention to help protect your investment. If we identify a significant concern or something that requires attention, we will notify you and provide recommendations as appropriate.

When a tenant moves out, we also look at the property's overall condition and identify any repairs or improvements that may help make the home more appealing to prospective renters. We will gladly share our professional recommendations, but cosmetic improvements are entirely your choice. You are never obligated to complete optional upgrades simply because we recommend them.

Maintenance Coordination

We make handling maintenance as straightforward as possible. Residents have access to a secure online portal where they can conveniently submit maintenance requests. We coordinate communication between you, your tenants, and our trusted vendors to help ensure maintenance concerns are addressed promptly and efficiently.

Our team works to obtain quality repairs at competitive prices while helping protect your property from further damage. We understand that maintenance issues can arise at any time, including evenings, weekends, and holidays, and we strive to respond appropriately to help protect your investment and maintain tenant satisfaction.
